Don't have land yet or is there a lot you're considering? Our team can run a feasibility study on zoning, setbacks, and buildability for any lot you're considering.

Step 2 — Choose Your Design
Pick a Builder Set for a standard pricing plan based on your unique needs. Each plan set includes enough information to get construction pricing from your selected builder. CAD files are available as an add-on package if you'd like to work with your own designer to make modifications.

Step 3 — Permit and Consultant Coordination (Optional)
Once you have a design selected, our team will coordinate the permit requirements necessary to build on your specific lot. This may involve structural engineers, land surveyors, and any other design consultants. We believe bringing your dream home to life should be as straightforward and stress-free as possible. That’s why we’ve streamlined the engineering process by partnering with top-tier structural engineers licensed in Texas. Our collaboration ensures your plan is thoroughly vetted and professionally stamped to meet your local building codes and regulations—giving you the peace of mind you deserve.

Step 4 — Construction (Optional)
Once site-specific requirements are verified with your selected design, we'll issue a finalized plan set ready for Construction. Optional Add-on Services
Feasibility Study
If you haven't secured a lot yet, we offer a pre-design feasibility study covering zoning code, setbacks, and general buildability for site(s) you're considering.
Permit and Consultant Coordination
Our architects review your local code amendments and coordinate with your permitting office through submittal. Foundation and framing plans are provided by our Structural Engineering partners to adapt to your specific site.
Design Customization
Yes — we offer design customizations as an add-on service at an hourly rate. Our team can also provide a full custom design. Please reach out for a quote.
Finish Selections and Mood-Boards
This add-on provides pre-packaged mood boards showcasing curated tile, fixture, and finish combinations designed to complement your plan's aesthetic. Each template presents a cohesive look — for example, a "Modern Hacienda" or "Warm Minimalist" palette — with example products and finishes shown for inspiration and general direction.
These are pre-designed reference templates, not a personalized selection service. They are not tailored to your specific lot, budget, supplier availability, or code requirements, and do not constitute design consultation.
Material Take-offs and Quantities
This add-on provides a itemized quantity takeoff derived directly from your selected plan set, covering the major material categories needed to price the project: foundation concrete, roofing materials, exterior cladding, window and door counts.
This service supports the bidding and budgeting process — it estimates material quantities based on the plan documents, not final material costs, waste factors specific to a builder's methods, or site-specific conditions. Final verification of quantities and pricing remains the responsibility of the contractor pulling the bid.
Construction Administration
Our firm is licensed in Texas and can offer Construction Administration support throughout the state. If this service is selected, Architectural team involvement will remain available throughout the construction process of your home.
Terms explained
What is a Digital Plan Set?
The core architectural design you license — floor plans, elevations, and sections. It's the design as drawn; site-specific adaptation is a separate step, covered by Regional CA Support or your local architect of record.
Can I build more than one home from a plan set?
A standard license covers one build on one site. If you're a builder or developer interested in multiple units, contact us for bulk licensing.
Does this include construction costs?
We believe bringing your dream home to life should be as straightforward and stress-free as possible. That’s why we partner with quality home builders in San Antonio and Austin, TX to provide preliminary pricing for your selected design.
What format are the drawings in?
Digital plan sets are delivered as print-ready PDFs. CAD files (DWG) available as add-ons for your consultants and builder.
Are refunds available?
All plan set sales are final given the nature of digital delivery. We recommend confirming site conditions and local requirements with your builder before purchasing.
