How licensing works

Step 1 — Site Selection (Optional)
Don't have land yet? We can run a feasibility study on zoning, setbacks, and buildability for a lot you're considering — and as a licensed Texas real estate agent, help you purchase the land itself.

Step 2 — Choose Your Set
Pick a Builder Set for a standard, unstamped plan, or Architect Stamped (+Site Feasibility) if you need a licensed review specific to your lot before permitting.

Step 3 — Consultant Coordination
Your structural engineer, land surveyor, and any other local consultants coordinate with the plan set to finalize foundation and site-specific details.

Step 4 — Permitting & Pricing
Submit for permit with your jurisdiction and get firm construction pricing from your builder before breaking ground.

Step 5 — Construction
Your builder constructs from your finalized set. If you chose Architect Stamped, we stay reachable for questions through submittal.
What's included
Digital Plan Set
The base architectural design — floor plans, elevations, and sections, delivered as a print-ready PDF. Included with every license.
Construction Drawings
A fully detailed, permit-ready set built from the digital plan set, dimensioned and annotated for your builder and local jurisdiction.
CAD Files
Vector DWG files for your structural engineer, surveyor, or local consultants to work from directly.
E-Model
A walkable 3D model of your plan, viewable in any free BIMx-compatible viewer — useful for visualizing the space before construction.
Regional CA Support
Optional add-on. Our architects review your local code amendments and coordinate with your permitting office through submittal.
Builder-Ready Site Modifications
Optional add-on. Foundation and framing adapted to your soils report, setbacks, and orientation — stamped and ready to hand to your builder.
Terms explained
What is a Digital Plan Set?
The core architectural design you license — floor plans, elevations, and sections. It's the design as drawn; site-specific adaptation is a separate step, covered by Regional CA Support or your local architect of record.
What is Regional CA Support?
Construction Administration support — our architects reviewing your local code amendments and site conditions, and coordinating with your permitting office as the plan moves toward construction.
Can I build more than one home from a plan set?
A standard license covers one build on one site. If you're a builder or developer interested in multiple units, contact us for bulk licensing.
Does this include construction costs?
No. Construction costs depend on your local market, site conditions, and finish selections. We recommend speaking with a local contractor for current pricing before committing to a plan.
What format are the drawings in?
Digital plan sets are delivered as print-ready PDFs. CAD files (DWG) and the E-Model are available as add-ons for your consultants and builder.
Can I customize the design?
Yes — through our Material Substitution Consult for smaller changes, or a custom scope quote for larger site-specific modifications.
Are refunds available?
All plan set sales are final given the nature of digital delivery. We recommend confirming site conditions and local requirements with your builder before purchasing.
Can you help me find or buy land before I purchase a plan?
Yes. If you haven't secured a lot yet, we offer a feasibility study covering zoning, setbacks, and general buildability for sites you're considering. Simon Chen also holds a Texas real estate license and can assist with purchasing the land, separately from your plan purchase and governed by its own agreement and required disclosures.
