Refund policy

Due to the digital nature and immediate delivery of our architectural floor plans, CAD files, and design packages, all sales are strictly final. Once a download link has been generated, accessed, or emailed, the product is considered "consumed" and is completely non-refundable, non-returnable, and non-exchangeable under any circumstances. By purchasing a plan set from our store, you acknowledge and agree to the following terms:

  1. No Returns for Customer Remorse or Selection Errors We encourage all buyers to thoroughly review the exterior renderings, interior layout sizing, total heated square footage, and overall outer dimensions provided on the product page prior to checkout. We cannot issue refunds or exchanges if you change your mind, find a different plan you prefer later, or accidentally purchase the wrong layout.
  2. Local Code Compliance & Engineering Modifications Building codes, structural zoning regulations, and environmental load requirements (such as snow, wind, or seismic activity) vary dramatically by county and municipality. * Our stock plans are drawn to generic national residential guidelines and do not carry a localized structural engineer's or architect's seal. * The necessity of modifications, additional HVAC/electrical schematics, or local engineering reviews required by your specific building department to secure a building permit does not qualify the order for a refund.  
  3. Exceptions (Eligible for Full Refund) A full refund to the original payment method will only be evaluated and issued under the following explicit technical conditions: * **Duplicate Purchase:** The customer accidentally purchased the exact same floor plan multiple times within the same transaction or in back-to-back transactions. * **Fulfillment Failure:** A system error prevents the delivery of the digital download link, or the files are verified as corrupt/unopenable, and our technical support team is unable to resolve the delivery issue within 3 business days of written notification. 
  4. File Support If you experience any technical difficulties opening your PDF or CAD files, or if you spot a typographical formatting error on a dimension string, please contact our support team immediately at [info@modernhomesatx.com]. We will verify the file and email you a corrected, clean copy of your assets within 24–48 business hours.
