Luma is a StoryBuilt community in San Antonio, TX consisting of 43 townhome-style condo units which I managed as the architectural project coordinator during my time with PSW Homes LLC. I collaborated with the head developer, structural engineer, MEP contractors, and the City of San Antonio development services, solving unprecedented development issues. This hybrid product type challenged the idea of single family living in a multi-family setting. While permitted under the International Residential Code, there were development issues regarding electrical and gas pipes that required metering services to tie into each building and crossing condo boundaries. By considering the attic space as a part of the HOA maintenance, they were able to compromise and allow pipes to cross units, provided that proper fire-proofing was installed at penetrations and maintaining a fire-rating from floor to underside of the roof deck.
